Self-leveling concrete & concrete floor leveling

Uneven basement slab? Wavy condo subfloor? We pour pump-grade cementitious self-leveling underlayment to a laser-set datum — flat to ±2 mm over 3 m and ready for LVP, tile, hardwood, epoxy or polished concrete.

What is self-leveling concrete?

Self-leveling concrete — also sold as self leveling cement or cementitious self-leveling underlayment — is a flowable, polymer-modified cement topping. Once it is mixed and pumped onto a primed slab it spreads out and finds its own level, so the whole room ends up at one finished height instead of following the dips and humps of the concrete underneath.

Self-leveling concrete is the standard method for concrete floor leveling: hand-troweled patching can smooth a spot, but only a pour set to a laser datum gives a flat floor from wall to wall. MIR uses the same method for releveling concrete that was poured out of level years ago, or a slab left rough after old flooring comes up.

Basement floor leveling across the GTA

Most basement slabs in Durham Region and Toronto were poured decades ago and slope toward the floor drain, dip in the corners or carry ridges from old patches. That is fine for storage, but not for click-lock vinyl, laminate or engineered hardwood, which telegraph every bump and void the flooring warranty when the subfloor is out of tolerance.

Our basement floor leveling service across the GTA fixes that before the flooring goes down: we grind the high spots, patch cracks, prime, and pour the room flat. If you are in Durham Region, see our basement floor leveling in Whitby and Durham Region pages; for the city, see Toronto floor leveling.

Self-leveling concrete underlayment for condos & commercial floors

A self leveling concrete underlayment is the standard substrate for condo suites, retail units and office fit-outs, where finished flooring is specified to a flatness tolerance. MIR pours single suites, full floors and open commercial spaces; the floor is walkable in 2–4 hours and goes back to the next trade with a written flatness report.

Working for a builder, condo board or landlord? Our commercial and condo floor prep page covers scheduling, insurance paperwork and the documentation GCs ask for.

Self-leveling vs. concrete lifting (mudjacking)

Concrete lifting — mudjacking or polyjacking — pumps material under a sunken exterior slab such as a walkway or driveway to raise it back up. It does not flatten the surface of an interior floor.

MIR levels the surface: we grind, patch and pour interior slabs to a new flat datum. If your problem is a sidewalk or step that has sunk, a lifting contractor is the right call and we will tell you so honestly.

What does concrete floor leveling cost in Ontario?

Self-leveling concrete floor leveling in Ontario typically costs $4–$9 per sq ft installed, including grinding, crack repair and priming. Grinding and patching on their own are usually quoted by the day.

The final price depends on three things: the area, how far out of level the slab is, and how much prep it needs. Every MIR quote is fixed-price after a free on-site rotary-laser measurement — request yours here.

Self-Leveling Concrete FAQ

Self-Leveling Concrete questions.

Most self-leveling underlayments we use are walkable in 2–4 hours. Floor coverings usually go down at 24–72 hours depending on the product and pour thickness. We give you the exact window for your slab in writing so your flooring installer can book around it.

Both are cement-based, but a pro pour uses pump-grade material mixed to an exact ratio and placed in one continuous pass across the whole room, which is what keeps it flat. Bagged self leveling compound works for small patches — see our self-leveling concrete guide for when DIY makes sense.

No. Concrete lifting raises sunken exterior slabs by pumping material underneath. We level the surface of interior floors with grinding, patching and self-leveling concrete. If you need a slab lifted we will point you in the right direction.
