Concrete scarifying & coating removal
When a coating is too thick or too stubborn for grinding, the scarifier cuts it off — along with trip lips between slabs, failed waterproofing membranes and paint systems on exterior concrete. It leaves a keyed profile ready for toppings or repair.

What is concrete scarifying?
Concrete scarifying (also called milling or planing) uses rows of hardened cutters on a rotating drum to chip away the top few millimetres of a slab. It removes material much faster than grinding, which makes it the right tool for thick coatings, membranes and uneven joints.
The result is a rough, keyed surface — exactly what a repair mortar, topping or self-leveling concrete pour needs to bond.
Scarifying vs. grinding: which does your floor need?
Grinding is for thin materials and a controlled, smooth profile — glue, paint, sealers and light leveling. Scarifying is for thick, rubbery or layered systems and for taking down height differences between slabs.
Many jobs use both: scarify to get the heavy material off, then concrete grinding to refine the profile before a coating or pour.
| Grinding | Scarifying | |
|---|---|---|
| Removes | Glue, paint, sealers and light leveling compound | Thick, rubbery or layered coatings, membranes and trip lips |
| Tooling | Diamond tooling on a planetary grinder, 16–400 grit | Rows of hardened cutters on a rotating drum |
| Speed on thick material | Slower | Much faster |
| Surface left | Smooth, controlled profile | Rough, keyed profile for bonding |
| Typical next step | Coating, polish or self-leveling pour | Grinding, repair mortar, topping or self-leveling pour |
Industrial floor scarifying in Toronto
MIR's industrial floor scarifying in Toronto and the GTA covers warehouses, loading areas, parkade decks and plant floors: failed coatings and membranes come off in one pass and the slab is prepped for whatever goes on next, for general contractors and property managers.
Trip-hazard removal on sidewalks & slabs
Raised slab edges on walkways, garage floors and common areas are a liability. Scarifying takes the lip down to a gentle transition without replacing the slab — a quick fix property managers use before an insurance inspection. See our commercial & condo page.
