What we do — concrete floor services

Concrete floor services: five trades, one flat floor.

MIR offers five concrete floor services from one crew: self-leveling concrete, concrete grinding, patching and crack repair, scarifying and chipping. Most basement, condo and fit-out jobs combine several of them in sequence, so start with what you know you need and the rest is mapped on site during the free measurement.

We map your slab with a rotary laser, set the finished datum, prime, and pour self-leveling underlayment — flowing it out to within ±2 mm over 3 m. Walkable in hours and ready for LVP, tile, epoxy, hardwood or polished concrete.

Self-Leveling Concrete — full details

IDEAL FOR

  • Basements before LVP, laminate or engineered hardwood
  • Condo suites and retail fit-outs
  • Kitchens, hallways and open-plan renovations
  • Warehouses and workshops

Carpet adhesive, paint, thinset and old leveling compounds ground off to sound concrete, and high spots brought down to open the surface for coatings or a fresh pour. Every grinder runs shrouded on a HEPA H13 vacuum to keep dust to a minimum.

Concrete Grinding — full details

IDEAL FOR

  • Carpet adhesive, thinset and paint removal
  • Epoxy and polished-concrete prep
  • Grinding down high spots and trip edges
  • Garage floors before coatings

Static cracks chased and filled, spalls and pop-outs rebuilt with epoxy-modified repair mortars, control joints filled flush, and chipped slab edges or ramp lips squared up. Most patch repairs are done the same day we start.

Concrete Patching & Repair — full details

IDEAL FOR

  • Cracks and spalls before new flooring
  • Garage and driveway slab edges
  • Warehouse and parkade joint repair
  • Spalls and potholes before coatings

When a coating is too thick or too stubborn for grinding, the scarifier cuts it off — along with trip lips between slabs, failed waterproofing membranes and paint systems on exterior concrete. Leaves a keyed profile ready for toppings or repair.

Concrete Scarifying — full details

IDEAL FOR

  • Sidewalk and slab trip lips
  • Roof-deck and garage membranes
  • Heavy elastomeric and epoxy coatings
  • Thick adhesive after a tenant move-out

Delaminated, hollow or badly deteriorated concrete doesn't get patched over — it gets chipped out. We remove unsound sections down to solid substrate with electric chipping hammers, tie in rebar where needed, and pour the repair back to level.

Illustration — what leveling removes

Before and after leveling: a 26 mm example.

A slab that looks fine to the eye can swing close to an inch corner to corner — enough to telegraph through LVP, crack tile grout and void flooring warranties. This cross-section is an illustrative example, not a specific job: drag the line to compare an unlevel slab with a leveled one.

How concrete floor leveling works

How concrete floor leveling works: four steps.

MIR levels a concrete floor in four steps: measure, prep, pour and verify. Each step closes the gap to the finished-floor datum (the figures below are an example).

AS-FOUND Δ 26 MMSTEP 01

Measure

On-site rotary-laser survey of your slab. You get a deviation map and a fixed-price quote within 48 hours of the visit.

AFTER PREP ±8 MMSTEP 02

Prep

Grinding, scarifying or chipping as the survey calls for. HEPA extraction and containment keep your space clean while we do it.

AFTER POUR ±2 MM / 3 MSTEP 03

Pour

Self-leveling underlayment pumped, raked and spiked-rolled to a laser-set datum. Walkable in 2–4 hours in most conditions.

VERIFIED — SPEC METSTEP 04

Verify

We re-measure everything with the same laser we set it with. You get a written flatness report for your records.

The spec sheet

Self-leveling specifications.

Every MIR job is set with a rotary laser and poured to a written flatness tolerance, typically ±2 mm over 3 m. Each floor is re-measured before handover, and the customer receives a written flatness report.

Concrete floor leveling FAQ

Concrete floor leveling questions, answered.

Self-leveling concrete floor leveling in Ontario typically costs $4–$9 per sq ft installed, including grinding, crack repair, priming and a laser-checked flat result. Grinding and patching on their own are usually quoted by the day. The final price depends on the area, how far out of level the slab is and how much prep it needs, so MIR gives a fixed-price quote after a free on-site laser measurement.

Most self-leveling underlayments we use are walkable in 2–4 hours. Floor coverings usually go down at 24–72 hours depending on the product and pour thickness. We give you the exact window for your slab in writing, so your flooring contractor can book their crew around it.

MIR keeps grinding dust to a minimum. Every grinder and scarifier is shrouded and connected to a HEPA H13 vacuum, and work areas are sealed with plastic sheeting, with negative air where the space calls for it. Expect a light clean-up, not a dusty house.

Often yes — but never directly over loose material. Thick residues get ground or scarified off first; sound, well-bonded coatings can sometimes be scarified to a profile and primed. We test adhesion on site and tell you honestly when full removal is the safer call.

Almost always. An uneven concrete floor is usually fixed by grinding the high spots, patching cracks and pouring self-leveling concrete over the existing slab: no break-out, no new slab, and walkable in 2–4 hours.

MIR is based at 7 Magpie Way in Whitby, Ontario, and works across Whitby, Durham Region (Oshawa, Ajax, Pickering, Clarington) and Toronto and the GTA, from Oshawa to Oakville. The on-site measurement is free anywhere in that area.

It doesn't leave the job until it does. We re-measure every pour with the same laser we set it with and hand you a written flatness report showing the result against the tolerance we agreed in your quote.
