Concrete patching & concrete floor repair

Cracks, spalls, pop-outs, failed joints and trip edges — cut out, filled and finished flush with epoxy-modified repair mortars. Most patch repairs are done the same day we start.

How are cracks in concrete floors repaired?

Concrete patching starts with finding out why a crack is there. Static cracks — the ones that are not still moving — are routed out, cleaned and filled flush so they can not telegraph through tile or LVP. Wider cracks and broken edges are rebuilt with concrete repair with epoxy or polymer-modified mortars that bond to the old slab.

Crack repair is also the first step of almost every MIR leveling job: cracks are filled before the self-leveling concrete goes down so they do not reflect up through the new surface.

A bagged concrete crack filler is fine for a hairline gap in a garage. For anything wider, spalled or under new flooring, a proper concrete floor patching repair lasts far longer.

Concrete foundation crack repair — what we do (and don’t)

MIR repairs cracks in basement floor slabs and foundation slabs, not in foundation walls. Floor-slab cracks are cut, filled and leveled as part of concrete foundation crack repair on the slab.

Cracks in a foundation wall that let water in are a waterproofing job (injection or exterior membrane). We do not do wall injection, and we will tell you straight away if that is what you need.

Concrete driveway repair & cracked driveway repair

MIR uses exterior-rated repair mortars to fix concrete driveway edges, spalled patches and broken slab lips without tearing the whole driveway out. Cracked driveway repair is best done before winter, because water in the cracks freezes and widens them every season.

The same visit can cover driveway cracks, chipped garage aprons and any section that has broken away. Homeowners in Whitby can read more on our driveway concrete repair in Whitby page.

What is concrete resurfacing?

Concrete resurfacing is a ground surface plus a thin concrete overlay or self-leveling topping placed over a slab that is structurally sound but worn, pitted or stained. It renews the floor for a fraction of the cost of replacement and is the core of most concrete restoration jobs MIR quotes.

A typical concrete resurface starts with grinding off the weak top layer, patching cracks and spalls, then placing the new topping in one pass so the finished surface is uniform.

Commercial concrete patching: parkades, warehouses & common areas

We patch warehouse joints, condo common areas and parkade concrete for property managers and GCs across the GTA. See our commercial and condo concrete contractor page for how we schedule around occupied buildings.

MIR's patching rule is to patch back to sound concrete, never over it. Hollow or delaminated areas are chipped out first, then rebuilt with epoxy or polymer-modified repair mortar and ground flush. The assessment is free and the quote is fixed-price, for homeowners in Whitby and building managers across Toronto and the GTA.

Concrete Patching & Repair FAQ

Concrete Patching & Repair questions.

Yes — it is part of almost every job. We route and fill the cracks, grind the repair flush and, if the floor is also out of level, pour self-leveling concrete over the top.

No. We repair cracks in floor slabs, garage floors, driveways and parkade decks. Leaking foundation-wall cracks need a waterproofing contractor.

Patching repairs specific damaged areas. Resurfacing puts a thin new topping across the whole floor after the damage has been patched — useful when the slab is sound but worn.

Exterior repairs need suitable temperatures to cure. We schedule driveway and outdoor patching for the warmer months and interior work year-round.
